The Home Report consist of 4 documents, there is a legal requirement for you to have one before placing your home on the open market.

 

  • Single Survey
    A report on the condition of your property.

  • Energy Report
    A report on the energy efficiency of your home & how to improve it.

  • Mortgage Valuation Report (MVR)
    For use by a buyer to obtain a mortgage.

 

 

  • Property Questionnaire
    A form comprising details of any legal issues or other matters relative to your property such as Tax Band, Utilities Supplier etc. Our Property team can help assistance to complete the questionnaire.

 

Home Reports

The home valuation will be ultimately decided by the chartered surveyor who carries out a Home Report via Allied Surveyors Scotland who we subsidise reports from. There are a number of other Surveyors in the area whom you can use but we cannot guarantee exact prices from them.

*Please note that a Home Report as of 1st December 2008 is a requirement by law and should be prepared prior to the property going live on the open market*

 

*After 3 months a home report from the time of completion is deemed to be out of date and therefore a replacement home report will be required by law for bank lending purposes and for the legal sale of the property if not sold within the 3 month timescale*
